What does a property manager actually do?

26 Sep 2026

Finding a tenant is only the start. Most of the work in a rented home comes after move-in.

Every month

  • Collect the rent and send it to the owner with a statement.
  • Answer the tenant's questions and small complaints.

When something breaks

  • Get quotes from reliable plumbers, electricians and carpenters.
  • Ask the owner before any major spend, and act at once in an emergency such as a water leak.

A few times a year

  • Inspect the flat and share photos or video with the owner.
  • Keep track of the rental agreement end date and plan the renewal.

At the end of a tenancy

  • Check the flat against the move-in photos.
  • Settle the deposit fairly and prepare the flat for the next tenant.
