Owning a flat in Bengaluru while you live abroad is common. Renting it out well takes some preparation. Here is the checklist we use with owners.
Before you list
- Get the flat cleaned, painted where needed, and all fittings working.
- Keep copies of the sale deed, khata, latest property tax receipt and society NOC ready.
- Decide the rent, deposit and the kind of tenant you prefer.
Choosing the tenant
- Ask for ID, employment proof and a previous landlord reference.
- Meet the tenant on a video call before you agree.
- Put the rent, deposit, notice period and maintenance charges in a registered rental agreement.
After move-in
- Take dated photos of every room at handover.
- Agree how rent will be paid and to which account.
- Plan a check of the flat every few months.
